Project overview

A new affordable housing development is taking shape in Toronto’s Kensington Market, providing safe, sustainable homes designed to support long-term housing stability and community wellbeing.

Located at 35 Bellevue Avenue, the four-storey development will deliver 78 affordable rental homes, offering residents private, self-contained apartments complete with kitchens and bathrooms. Beyond housing, the building has been thoughtfully designed to foster community and provide access to essential supports, including shared laundry facilities, a communal kitchen, programming spaces, meal services, healthcare, and employment resources.

Developed through a partnership between the Kensington Market Community Land Trust (KMCLT) and St. Clare’s, the project is part of the City of Toronto’s Rapid Housing Initiative, helping address the city’s growing need for affordable housing. Rents will be geared to income and capped at no more than 30 percent of a resident’s income, ensuring long-term affordability.

Sustainability is a defining feature of the development. The building incorporates cross-laminated timber (CLT) construction, red metal cladding inspired by the surrounding neighbourhood, a green roof, and rooftop solar panels—creating a low-carbon, resilient building that reflects both the character and values of the community.
