Holly’s Neighbourhood Café

Location

Kitchener

Project overview

Originally constructed in 1912, 27 Roy Street is a historic home that reflects Kitchener’s early architectural heritage. The property was thoughtfully reimagined into a vibrant mixed-use development that preserves its historic character while meeting modern community needs. The revitalized building now includes Holly’s Neighbourhood Café and Studio27, an arts-focused commercial space, on the main floor, with rental apartments integrated throughout the upper and lower levels. The project demonstrates how adaptive reuse can support heritage preservation, contribute to missing middle housing, and create a dynamic community destination.

MTE's Involvement

MTE provided civil engineering services to support the redevelopment from planning through site design. Our team completed a Functional Servicing and Stormwater Management Brief in support of the Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA) applications required for the proposed mixed-use development. Following planning approvals, MTE prepared grading, servicing, erosion and sediment control (E&SC), and demolition/removals drawings to accommodate the revised site plan, along with a Servicing and Stormwater Management Brief in support of the Site Plan Approval (SPA) process.
