Project overview

Phase 1 was designed as a complex precast structure, with the residential building constructed over a two-storey above-grade parking podium and incorporating approximately 360,000 square feet of gross floor area.

A key feature of the project is its extensive use of precast construction. The scale and complexity of the building required careful coordination between structural design, precast engineering, architectural requirements and construction detailing to ensure the various components could come together efficiently on site. Precast provided an opportunity to achieve the project’s ambitious design while supporting constructability, consistency and an efficient construction process.

MTE's Involvement

MTE’s structural and precast engineering approach was developed around the requirements of a large 11-storey residential building, while also accommodating the two-storey parking podium and the building’s extensive amenity spaces. Coordinating these components as part of an integrated system supported efficient fabrication and installation and helped create a predictable construction process.

A defining feature of the project was MTE’s integrated role across structural engineering, precast engineering and BIM detailing. By providing these services within a single team, MTE was able to coordinate structural requirements and precast components from design through detailing, creating a more streamlined workflow between engineering and fabrication.
