Project overview

78 College is the University of Guelph’s newest purpose-built residence community, scheduled to open in Fall 2029. The development will significantly expand on-campus housing capacity while establishing a new benchmark for sustainable, community-focused student living.

In response to sustained enrolment growth, the University of Guelph identified the need for high-quality, integrated student housing. The design prioritizes a sense of belonging, academic success, and overall well-being from the moment students arrive. Positioned to connect established campus areas with future development, 78 College acts as both a physical and social link—strengthening the broader campus fabric.

The residence will accommodate approximately 1,250 students in a mix of single, semi-single, and semi-double suites, designed primarily for first-year living. A 500-seat dining hall anchors the development, reflecting the university’s identity as Canada’s Food University and supporting both daily use and community engagement.

Each floor incorporates a range of shared amenities, including lounges, study rooms, multipurpose spaces, and music practice rooms, fostering opportunities for collaboration, connection, and personal development.

Accessibility is central to the design, with 16% of units designated as barrier-free and 100% of the building designed to be fully accessible. Circulation routes, amenities, and common spaces are planned to accommodate a wide range of mobility needs, ensuring an inclusive environment for all residents.

The project is designed in alignment with CaGBC Zero Carbon Building principles, incorporating high-efficiency mechanical systems, optimized building performance, and smart lighting strategies. These features support reduced environmental impact while contributing to long-term operational efficiency.
