Project overview

Samsonite Canada planned to build a new 28,000 ft² retail warehouse located in Stratford. The project required careful site development, including servicing, grading, and stormwater management, to support the large-scale facility. As the civil engineers and surveyors for the project, MTE played a key role in achieving site plan approval and building permits, leveraging our knowledge of the local site conditions and municipal requirements to keep the project on schedule.

The warehouse construction was delivered using a design-build approach, which meant close collaboration between all design and construction stakeholders. As the only local consultant on the project, MTE was uniquely positioned to adapt designs practically and respond quickly to construction challenges and requests from the contractor, design team, and City officials.

MTE's Involvement

Before development began, MTE conducted a topographical survey and functional servicing analysis to assess existing site conditions, identify constraints, and explore potential opportunities. Once the preferred site location was finalized, we prepared an Existing Conditions Plan to support the Site Plan Approval process. This plan included studies of vegetation, ground fault lines, and ground elevations.

Throughout the site plan and building permit application processes, MTE provided comprehensive documentation and participated in meetings with municipal staff to ensure smooth approvals. Our Civil team then designed the site servicing and grading plans and prepared a stormwater management report outlining our recommendations for managing runoff effectively.

During construction, MTE conducted regular site inspections to certify that site grading was progressing according to the approved drawings. Our team’s oversight culminated in issuing the final certification upon successful completion of the grading work.
